The tile is tough. The underlayment is what wears out.
Concrete tile can outlast the paper or felt underneath it by many years. When older tile roofs start leaking, the fix is often to lift the tile, replace the underlayment and battens, and set the same tile back down. That can save you a lot compared with all new tile.
